Q) What is the difference between carpet area, built-up area and super built-up area?

Carpet area = Area of bedrooms + living room + toilets – the thickness of the inner walls

Built-up area = Carpet area + area of outer walls + area of balcony

Super built-up area = Built-up area + proportionate common area

Q) What documents are required to book an apartment?

All applicants must carry the following documents:

  • Original PAN Card & photocopy of the same.

  • Original Aadhar Card / Address Proof & photocopy of the same.

  • 2 passport size photos

Q) How to pay the booking amount & instalments?

Payments can be made via cheque, demand draft or online transfers.

Q) Can someone else make the payment on my behalf?

Only co-applicants / joint applicant holders can make payment; PAN Card information is required for paying the TDS against the payment mode.

Q) Can you help with a bank loan/home finance?

Q) What documents are required for applying for a home loan?

Most bankers / financial institutions require the following documents to apply for a home loan:

  • Other documents / proofs if needed

Q) How much interest is charged on the delayed payment?

Interest will be charged on the basis of SBI MCLR +2% and applicable GST.

Q) What is the difference between ATS (Agreement to Sell) & Sale deed?

An agreement to sell is a promise of a future transfer of property ownership whereas a sale deed is an actual transfer of property ownership.

Q) Can somebody on my behalf take possession of my apartment?

If one of the applicants would like to take possession in the absence of the primary applicant, an authorisation email / letter from the primary applicant is required. However, in case a friend or relative would like to take possession of your apartment, a power of attorney document is necessary to authorize that person to take possession.
